Process for Staging Occupied Homes

The first step is for you or your Real Estate Agent to call us to book your consultation as soon as you know that you will be listing. This is an important step, even if your plan is to list a few months down the road. A staging house consultant can help you get your home sale ready by assisting with paint choices, fixes/upgrades, as well as suggesting furniture items to be stored, edited, or repurposed elsewhere in the home.

For the most efficient and successful consultations, a tidy home helps and it makes for better ‘before pictures’. We understand that this isn’t always possible when timelines are tight. Regardless, we are there to help you!

It’s also important to let your staging consultant know if you would like to be quoted on staging services and rental items, or you would prefer our focus to be on optimizing the function, flow and design of your existing furnishings and décor. Your consultant will then know whether or not to take photos while touring your home. Preparing a quote is not automatically part of the consultation process unless requested. Staging estimates can be given on-site for rush situations, Otherwise, a quote will be emailed to you or your Real Estate Agent within 24-48 hours of your consultation. . Regardless of your requirements, The Staging House will consider every item in your home and suggest the best possible placement for it. Our goal is to use as many as your items as possible to minimize rental costs.

Your Staging Consultant will take 30-75 minutes touring your home. They will make a detailed room by room report listing suggested edits, fixes and furniture placement. For the best results, allow your stager to do this first tour on their own. This keeps the consultation within the timeline and without distractions you will receive the most complete list of suggestions.

Your staging consultant will then tour the house with you and expand on some of the suggested edits on your list and answer any questions you may have. Depending on the size of your home, this will take 15-30 minutes.

Your detailed room by room report will be left with you. It will act as your check list to get your home sale ready.

Consultation services are $250.00 plus HST and is due upon completion of your consultation. If your Real Estate Agent put you in touch with us, chances are that payment has already been taken care of. 

If you have informed your consultant that you would like to proceed with rental items and staging services, you or your Real Estate Agent can expect a quote emailed within 24-48 hours of your consultation. In some rush situations, we are able to provide an estimate immediately after the consultation.

Your quote will include cost for stage day and de-stage day services, as well as 30 day rental cost for furniture and accessories. Once the quote is approved, a contract is sent and your staging date is scheduled. Depending on the time between consultation and stage date, TSH may require a booking deposit of $250.00 that will allow you to re-schedule your stage up to 2 times provided you give The Staging House a minimum of 72 hours notice.

Please remember that it is our responsibility as professional stagers to recommend everything we believe will help you get top value for your home and to sell your home faster. We appreciate that time and/or budget might not allow for you to complete everything on your list. However, it is a crucial part of the consultation to advise you of everything we believe potential buyers will point out with the hope of chipping away at your asking price.

Process for Staging Vacant Homes

For vacant homes that have already undergone painting and upgrades and is ready to stage, a $250 booking fee is required if you would like to meet with a stager at the property to discuss a design plan and provide an exact quote. This booking fee is taken off your final invoice if you go ahead with staging services.

For vacant homes about to undergo renovations or upgrades, a Staging House consultation ($250) can include paint selection, hardware, light and plumbing fixture choices, as well as flooring. It would also include a discussion regarding staging design plan. A staging quote would then be emailed within 24-72 hours after the consultation. Once the quote is approved, a contract is prepared and your staging date is scheduled. Depending on the time between consultation and stage date, The Staging House may require a booking fee of $250 that will allow you to re-schedule your stage date as many times as needed provided you give The Staging House a minimum of 72 hrs notice.

Furniture rentals and staging/destaging services, and design plan are quoted after consultation.
